they may choose to pay a HUD determined regional “flat rent”.

Click here to see Flat Rent vs Formula Rent. Families that have utility obligations will

receive a utility allowance that is deducted off their rent payment.

Unit sizes consist of:

0 Bedroom (Studio), 1 Br, 2 Br, 3 Br, 4 Br and 5 Br.

How Rent Is Determined

Waiting List

There is a waiting list for every size unit.

In general, the appropriate unit size is determined by assigning one bedroom

for two people in a household…with the following exceptions.

The head of household will have their own room unless shared with a spouse or cohead.

Other family members of opposite sex who are over the age of six (6)

will be allocated separate bedrooms.

People are chosen from the waiting lists in order of preferences date and time and in order of application

date and time. Applicants will be offered the first available appropriately sized unit.

If the unit is turned down without good cause, the applicant will go to the bottom of the waiting list.

The MHA Does Not have Emergency Housing

MHA does give preferences that help people to move up on the waiting list.

(Elderly, Disabled, Homeless, Victims of Domestic Abuse and Dilapidated Housing)

The MHA will require proof of Preference.

Definition of disabled for Preference: HUD defines a person with disabilities as a person who:

1. Has a disability as defined in Section 223 of the Social Security Act, or

2. Is determined by HUD regulations to have a physical, mental or emotional impairment that:

     a) Is expected to be of long, continued, and indefinite duration.

     b) Substantially impedes his or her ability to live independently; and

     c) Is of such a nature that such ability could be improved by more suitable housing conditions, or

3. Has a developmental disability as defined in the Developmental Disabilities Assistance and Bill of Rights Act, or

4. Has the disease acquired immunodeficiency syndrome (AIDS) or any conditions arising from the

etiologic agent for acquired immunodeficiency syndrome (HIV).

For the purpose of qualifying for low-income housing under HUD Public Housing and Section 8 programs,

the definition does not include a person whose disability is based solely on any drug or alcohol dependence.
