If you are a current resident of the McAlester Housing Authority (MHA) community, this section of our website is for you.

The goal of this section of our website is to provide our public housing community neighbors with access to the information and tools you need to navigate the program.  We review the steps on how to complete important tasks as a MHA resident.

Rent Payments

MHA residents pay rent on a monthly basis. Rent payments are 30% of your monthly adjusted income.

Your rent, which is referred to as the Total Tenant Payment (TTP) in this program, is based on your family’s anticipated gross annual income, less deductions, if any. U.S. Department of Housing and Urban Development (HUD) regulations allow public housing authorities to exclude from annual income the following allowances: $480 for each dependent; $400 for any elderly family, or a person with a disability; and some medical deductions for families headed by an elderly person or a person with disabilities. Based on your application, a MHA project manager will determine if any of the allowable deductions should be subtracted from your annual income. Annual income is the anticipated total income from all sources received from the family head and spouse, and each additional member of the family 18 years of age or older. The formula used in determining the TTP is the highest of the following, rounded to the nearest dollar: 30% of the monthly adjusted income (the annual income less deductions allowed by the regulations): 10% of monthly income. a $50 minimum rent

Interim Changes to Your Household

Eligibility and tenant rent for the public housing program is based on your income and family composition, so it is important to keep MHA updated on any changes so that we can make any adjustments to your assistance levels or housing options as needed. This may include the amount you pay for rent. You are responsible for updating MHA within 10 days of the change.

As a public housing resident you are obligated to promptly inform your assigned MHA of updates that may impact your housing assistance, including: if you plan to move, before you add or remove any household members, and if your household income changes. You are required to update MHA regarding any changes to your household within 10 days. It is a criminal offense to knowingly give false or incomplete information to MHA. This enables MHA to process any changes to your household which may impact your rent payments. Interim updates will also include a review of your eligibility including background check. Any changes regarding your interim update will be communicated to you through MHA project manager, and any changes to your rent or utility payments will be updated 30 days in advance.

Annual Recertifications

The U.S. Department of Housing and Urban Development (HUD) requires public housing authorities to determine eligibility of its public housing residents on an annual basis to ensure the right level of tenant rent is calculated. The annual recertification includes the review of your income, household composition, verification of your social security number, a background check and citizenship status confirmation. MHA Security will hand delivery a letter listing dates and times for you to come to the MHA office for your recertification. It’s important that you bring all the requested information so that you remain in good standing with program requirements. We will recalculate your utility allowance and rent payment at this time. This occurs annually based on the date you moved into your unit. Your MHA project manager will inform you of any changes to your continued eligibility or rent payment amount with 30-days advance notice.

Intent to Move Out

Residents of MHA communities may notify us of their intent to move out by submitting the information in the form linked below. It is important to remember that with public housing the assistance is tied to the unit, not the resident, so it cannot be transferred to another public housing agency or state. We request notice be provided at least 30 days in advance of your move so that we can work with you to determine any pending charges, and plan to prepare the unit for the next resident.

Remember you must return unit keys to MHA office, or it will be listed as abandoned and MHA will be forced to take you to court to get possession of the unit.
